A submission can become a structured file and move through defined stages. When a file advances, its current stage and next responsible party can be made visible without pretending that every timeline is identical.

Demand can be mapped before an opportunity is routed against a stated buy box or mandate — cash buyer, rental buyer, capital partner, or a listing route. Distribution remains conditional on fit and file gates.

Consent, verification, disclosure, and confirmed title are gates, not suggestions. Each one is owned by the party qualified to clear it, and the deal cannot move past a gate until it does.
